We need Snow

I remember a time, many years ago, when we would be powder skiing up at Heavenly by Thanksgiving. Powder in the morning, turkey in the afternoon. By the looks of it this year its going to be a football and turkey day, which isn't bad either.
What is bad, is the town is pretty mellow which means the housing market stays mellow to say the least. South Lake Tahoe inventory of active homes for sale is down to 427, its better than the 600+ homes for sale last month. 39 homes are in escrow now and 40 homes sold last month.

The FED Cut Interest Rates .25% Point

Fed Lowers Rate by a Quarter Point to 4.5 Percent And it seems like it might be awhile before they lower rates again. We'll see what happens with the housing market and how deep the loan problem extends into the economy.

Cut Interest Rates

Tomorrow is decision day for the FED to cut either .25 or .50% point. CNBC is less certain of any cut coming tomorrow. However, "Powerhouse' Mishkin May Provide Clues to Bernanke's Rate Plans" Either way any cut will hopefully stimulate some confidence back in the housing market.

October Is a Great Time to Visit

And its a great time of the year for locals. The town is fairly quiet, the leaves are changing, there's a chill in the air at night but the days are still comfortable. Its a great time to be mountain biking and hiking. I went the other day on the corral loop (sidewinder). Its about a 6 mile loop, my dog (Zeus) was good for about 5 of the 6 miles. The dirt was perfect, moist and compact. Going on another ride this weekend. Details monday.

Who has the crystal ball?

Why not make an offer now on the house you like for the price you feel is appropriate. Make an offer priced 6 months from now, why wait to see if it will keep dropping and risk losing the house to someone else. Interest rates are low and most sellers are very motivated so this is the perfect time to take advantage of the current market. It could change as quickly as it changed back in 2005 from a sellers market to a buyers market.

Are Homes Starting to Sell???

Well this morning there were 4 Single Family homes added to the pending sale side of the market. Currently we have 461 Single Family homes on the market in South Lake Tahoe. Another 40 homes are in escrow with an average list price of $565,000. The average Days on the Market for the homes in escrow is about 190 days. This has been about par since the beginning of summer. The inventory of single family homes has been decreasing the past few weeks mostly due to home owners letting their home's listing contract expire for the winter.
I don't expect any major changes in these numbers until the ski resorts open mid November and the Bay Area vacationers return for the ski season.
